Finding affordable housing on the enchanting island of Maui has been a challenge for many, but thanks to Alaula Builders, the dream of homeownership is becoming a reality for families and individuals alike. One of our remarkable projects, Hale Kaiola, is making significant strides in providing not just houses, but a thriving community for its residents.

There’s no doubt that the island of Maui (and our surrounding neighbors in the county) are a beautiful and vibrant place, attracting the hearts and minds of all who are able to experience it. However, for those who call the Valley Isle and Maui Nui their home, finding affordable housing can be an extremely daunting challenge in several respects—not the least of which concerns the question of affordability.

Kuikahi Village, Maui's soon-to-be 100% workforce housing neighborhood, has been making progress and gathering momentum towards eventually getting shovels in the ground. In this blog, we'll provide you with an update on the development process and how you can prepare to become a future homeowner in the new neighborhood.

A recent report update on the Maui County Comprehensive Affordable Housing Plan of 2021 (and as reported via Maui Now) detailed that the county is around 3,000 homes shy of the five-year goal of 5,000 affordable units as of this writing in March 2023.

It’s true what they say: everyone needs a helping hand—and that goes double for our state’s ongoing housing crisis. We believe that housing is truly a basic human right, which makes it all the more important to connect our fellow island residents to partners that are invested in helping them secure their futures across Hawai’i.

Kuikahi Village continues to make its way through the final approvals process, with construction set to begin not long thereafter later this year. With so many of our fellow island residents suffering from both a paucity of available housing and the soaring costs of what little housing comes available, Alaula is proud to be part of the solution towards securing the future for our hardworking kama’aina by providing quality, affordable, and green-constructed homes here on the island.

As December rolls in and we prepare to say aloha to 2023, we thought this might be an excellent time to recap the rules and other eligibility criteria for Kuikahi Village, our 100% workforce housing neighborhood which is currently going through the process for final approvals with the county.

The holiday season is almost upon us, which means that 2022 is rapidly coming to a close. There’s so much to be thankful for this year, and Alaula wants to give much mahalo to all of our community partners and the kama’aina who have helped us advocate for Kuikahi Village, which is nearing its final approval from the County as the year draws to an end.

The Maui County Council’s Affordable Housing Committee recently and officially voted 9-0—a clean sweep!—to recommend approval for Kuikahi Village, our proposed 14-acre community located just mauka of the Honoapi’ilani Highway in historic Wailuku town. Our labor of love will now head to a discussion with the full County Council, which will have until October 14th to render a final decision on our ability to move forward.

Perhaps you might have heard: Hawai’i is in the midst of a ‘brain drain’ that is depleting the islands of its brightest young people—and at a time the Aloha State can ill afford to lose so many of its kama’aina to the mainland.

It’s been quite a busy few months for affordable, workforce housing here on the Valley Isle—and Alaula is honored to be helping to move things along! Most recently, the Maui County Council voted to recommend their approval for Hale Waipuilani—our new 28-unit neighborhood intended for Kihei—in June, which now moves the project forward to be heard to the full council in the near future.

Maui County once again set a new record price for single-family homes this past April, with the median sales price coming in at more than $1.2 million (according to statistics released by the REALTORS® Association of Maui, dating back to the early 1990s). It’s the third such record set this year alone, as an ongoing lack of available inventory drives prices into the stratosphere.

An estimated 15,000 homes sit vacant—one in five units—in Maui County as out-of-state buyers dominate the housing market. This shocking news, based upon 2020 census data and reported via the Honolulu Civil Beat, underscores the dire nature of the problem at hand. Island kama’aina continue to struggle mightily towards securing housing.

With the current median sales price for single-family homes soaring well over a million dollars—and the median price of a condo hitting a new all-time high in January, according to the REALTORS® Association of Maui—there’s never been a more-challenging time for our citizens to secure their futures, both here on the island and across the state.
